TRACT 1

40.19 +/- acres: 10.6 +/-tillable acres and 29.4 +/- acres timberland. Platt survey legal description: The Northeast ( NE 1/4 ), of Section Twenty-three (23), Township (12), North Range Two (2), East of the Third Principal Meridian, Shelby County, Illinois.

There is a well on this tract, that will need some work on it to make it functional. Well was supplying residence until a few months ago.

Well line running from Tract 1 to Tract 3 will be disconnected.

We are using the USDA soil maps for tillable acres. USDA soil maps show predominant soils on this tract are # 13A Bluford silt loam 0-2% slope and #14C2 Ava silt loam 5-10% slope. Weighted productivity index for tract 1 soils are 94.6. Tract 1 has approximately 1320 feet of road frontage. Great building site. Also a good property for hunting.

Tract 2:  the 9+/- tillable acres on the Southeast corner of tract 2 does not have access
